Partial list of typical projects requiring a permit

As per the Building Code Act 8.(1) No person shall construct or demolish a building or cause a building to be constructed or demolished unless a permit has been issued therefor by the chief building official.  1992, c.23, s.8(1); 1997, c.30, Sched. B, s.7(1).

The Building Code Act requires a building permit for the construction of any structure, which results in a building area of over ten square metres, (108 square feet) including additions, alternations, and renovations and includes plumbing not located in a structure and other designated structures. The following is a partial list of typical projects requiring a building permit. If you are not clear as to whether or not a permit is required, please contact the Town office at 705-687-3412 prior to construction.

  • Construct a structure - 10 square metres or 108 square feet including a House or Cottage, Deck, Boathouse, Gazebo or Shed, Carport, Bunkie or Garage (Accessory Structure), and walkways, stairs and docks
  • Repair or replace anything structural
  • Sewage System
  • Repair existing or installing new septic system, includes gray water systems, (leaching pit)
  • Conversion from septic to sewer
  • Installation of, sanitary or water services
  • Designated Structure
  • Addition to Dwelling or Cottage of a porch/balcony/sunroom
  • Addition to Garage/Deck/Dock/Boathouse/Bunkie
  • New fireplaces or woodstoves, chimneys
  • Excavate a basement or construct a foundation
  • Retaining walls (depending on location) and 1m
  • Adding or removing walls (i.e. creating different room sizes and/or uses)
  • New heating system (where none existed prior)
  • Interior structural alterations
  • Alteration of window size – increasing opening size
  • Dormers or finishing of attic space
  • Finishing a basement
  • Change from shingle to steel roof on a dwelling, all commercial steel roofing
  • New Plumbing DWV
  • Demolition of all or part of a building
  • Change of Use of a building i.e. residential to commercial
